An Update On Our REIT+ Rebalancing

SGX has announced the results of the March 2021 semi-annual rebalancing for the iEdge S-REIT Leaders Index.

As the Syfe REIT+ portfolio tracks the iEdge S-REIT Leaders index, it was also rebalanced in line with changes made to the index.

The new constituent list for REIT+ above is based on data from 9 March 2021. The weightings may change due to market movement leading up to the effective rebalance date on 19 March 2021.

Why is the weighting for CapitaLand Integrated Commercial Trust being reduced?

Following the merger of CapitaLand Mall Trust and CapitaLand Commercial Trust in October 2020, the new entity, CapitaLand Integrated Commercial Trust, held a combined weighting of approximately 20%. 

iEdge S-REIT Leader Index constituents will have their index weights capped at 10% at each semi-annual rebalance date in March and September. 

The new weighting for CapitaLand Integrated Commercial Trust in the REIT+ portfolio reflects this capping methodology.

What is the rationale for the new portfolio inclusions and exclusion?

The inclusion of Lendlease Global Commercial REIT in REIT+ reflects its inclusion in the iEdge S-REIT Leaders Index.

Additionally, REIT+ is an optimized portfolio of 20 REITs which seeks to track the iEdge S-REIT Leaders Index as closely as possible to enhance its overall performance. By also excluding SPH REIT and including AIMS APAC REIT, the REIT+ portfolio is able to achieve a minimal tracking error of 0.5%.
